it will be great if they can do it right btu you know of course they rarely do...but for the traffice..i dont think it will be tht much worse since the transit is so convenient to most places

The project would include 390 condominiums and 187 rental units. It would also feature a movie theatre, daycare, office tower and huge retail space.

I don't mind shopping and going to the theatre there with easy access of Canada Line.
BUT I don't want to live there right along the busy section of Marine Dr.
I used to live off Marine Dr. close to boundary and I could still hear traffic. So right on Marine will be more noisy (unless you don't want to open your windows even in the summer)

Actually, I live fairly close to the Marine Station (3 blocks away). I don't hear the airplane nor traffic w/ window open. In fact, I can only recall I hear train passing by in a quiet night.
However, I don't open window at night for safety reason and also, my neighbour liked to mow lawn fairly EARLY (like 7am) on weekend...

With this Marine Gateway....traffic doesn't really concern me....but safety ....

There will be big retail stores opening there, which will attract small business to move in, so hopefully it will not become another International Village. I guess it is more for people who enjoy downtown lifestyle but not willing to pay high price to get a property in downtown.
