Thx quest. Tested the paint with rubbing alcohol and it is latex. There is a paint sales at Sherrin williams. Their Emerald and Duration are on sale for around 50 a gallon. However, some online forums mentioned that Duration has no fungicide in it and because of that, mildew will become a problem! I am not a pro and this is the first time I have heard about this issue. For exterior paint, SW has Emerald, Duration, Superpaint, Resilience, A100, all purpose enamel (for both interior and exterior use purpose??). Any good ones from above?

I've gone online and looked, and seems like Duration betters Emerald (because it's specifically for exterior use only).

Both Superpaint and resilience are good also (on paper it seems).

I personally do not care about fungicide unless your garage door (or application specific) faces a lot of rain, etc.

Once again: It's all about preparation work. The more  time you spent prepping the work (making sure it's grease free. I sometimes wipe down the panel with 97% alcohol wetted rag in addition to washing down first with TSP) before proceeding to doing a primer-in-one paint coat (re-apply 2nd or 3rd coats to obtain maximum coating protection).

Note* I'm not familiar with sherwin williams latex paint so I can only provide my 2cent's worth based on what they said on paper (on their site).
