legal fees for house purchase?

What is the average legal fee for purchasing a new house with mortgage? I got quotes for around $800 to $1400, which is quite a big variance.  I wonder what makes the difference?

Thanks in advance.

I think it should be round $800-850.  Keep in mind you do want to go with a reputable notary or lawyer for conveyancing.  You don't want to have an inexperienced lawyer/notary handling your file.  It's a pain to deal with if he/she mess up.

One time my friend got a call from her lawyer, 8 months after the transaction completed, that she was actually $10K short, and was asked to come up with the money within 1 week.  The lawyer actually made a mistake when calculating the mortgage amounts.....not impressed.....

you need the notary or lawyer, they did the same job, but lawyer is slightly expensive, lawyer ma.
do you/your bank need title insurance, survey, title search & ....
when you get the quote, ask them what is included?
$800 - $1500 is reasonable

...Our price for a purchase starts at $975.00 plus taxes. This includes all fees and disbursements including all costs associated with preparation and registration of mortgage documents for most lenders.  If there is no mortgage, our price starts at $925 plus taxes.

Our price for a sale of property starts at $500.00 plus taxes (assuming there is no mortgage to discharge).  For each mortgage that needs to be paid out and discharged, add $75.00.

Our price for a new mortgage starts at $700.00 plus taxes (assuming there is no mortgage to discharge).  For each mortgage that needs to be paid out and discharged, add $75.00.

We paid around $950 for our lawyer when we purchased our house.  I think its better to find a more trust-worthy lawyer, cuz i've heard situations that the lawyer messed up really bad in the case, and they have to end up bringing it to the court etc etc etc...so complicated.

Thanks for all suggestions & comments.  I'm surprised to hear the messed up cases from lawyers! Afterall, they ARE lawyers, where are their credibility?!
