我同我幾個老友都身受其害, 冇哂班友仔符. 眼見大廈D錢惨被陰乾, 年尾實聽夾錢.

if enough owners vote for change management company, can overwrite the council's decision???
i remember someone called my aunt and ask her to go for voting, if she is not available at that time, she can fax back an authorize letter and has someone to represent her. just because everyone is so sick of the management company

咁我又認為呢樣又唔關管理公司事, 因為佢哋都係 order taker, 冇話事權. 要換咗班"社棍council"先有用.

i was told last month a council president of a building on Broadway was arrested because of forgery.

you should go to the AGM and ask your neighbours to go as well and vote down the council. don't approve the budget and ask them to explain what the items are. ask them what other companies they have quoted and why pick the ones they signed contract with. the property managment company should help the council getting quotations from other companies if council doesn't know where to find one. if the owners don't go to the AGM and don't show to the council that you are watching them, they'll just do whatever they want.

you can even request to go to their monthly council meeting and ask them questions there. if you can get more neighbours to go to pressure them, that'll be more useful.

The worse thing is that the resident manager gets commission from all those projects.
So, if resident manager "discover" something to fix, and able to convince some retarded owners to support him, then he can make so much money that he is set for life.
It happens everywhere.

Also, the resident manager can group with the council to find the contractors, engineer, and etc... to do a presentation to convince some owners to approve the proposal. Once it's at that stage, all the owners are screwed already. Because the resident manager must had so-called "independent" engineering company to do tests. Once that's done, your building is flagged in banks, no one can borrow from the banks to buy your property. So you are stucked and keep getting milked by the manager, as long as the manager has friends in the council and owner group.

The manager can find some friendly contractor to charge crazy amount, and he gets commission from, then secretly share the profit between his friends. There is a conflict of interest, but it's legal in Canada.

我嗰座摟呢就唔關嗰resident manager 事, 係嗰PK主席夾埋班友入嚟搶錢, 原先嗰間管理公司唔肯睬佢, 畀佢借頭借路炒埋, 尋晚有班owners 揾咗lawyer 傾準備郁佢, 同佢收皮, lawyer 話好大機會係criminal charge, 因為有forgery 成份.

How can the owners change him?
The managers has some "profit-sharing" friends in the council and owner groups.
The projects are in terms of $5mils and up. 10% commission is pretty nice to be shared between the friends, the friends won't change the manager.

案情又有新發展:

有個醒目業主要求重查數, 發現個主席响公數度攞咗二千蚊當係佢人工, 冇經其他人同意. 仲要動議出年要出三萬六糧, 個業主嬲到都費事同佢講, 話直頭去報警.

各位住 strata LYK 真係要昅實D條數.

依家個property manager 問我o地換唔換乜,維唔維持物 (當然係貴果d,例如屋頂,油牆....),我o地council 都會叫做發問卷,睇o下多數人意見係咁
開會果陣大家都順氣d, 因為年中大家都有投票,唔係council 幾條友話哂事...
