惠州80後買九龍最貴樓
3.45億購凱旋門 「丈夫送情人節禮物」



【明報專訊】本報偵查發現，剛以3.45億元刷新九龍最貴住宅紀錄的九龍站凱旋門頂層，新買家原來是個年僅28歲的惠州80後少婦，名叫黎嘉敏。她稱，單位是丈夫送給她的禮物。而這個九龍最貴住宅的正式簽約日期，恰巧是今年2月14日情人節。但黎嘉敏拒絕透露內地丈夫的身分，又說﹕「我不算是富豪，在內地只算中等。」

7747呎的凱旋門頂層，發展商曾命名為「天際獨立屋」推銷，成交價3.45億元，呎價高達4.5萬元，無論成交價與呎價，均創出九龍住宅新高紀錄。它位於凱旋門1座77至79樓3層天際獨立屋及77樓B、C室，內設一個800呎獨立露天泳池，單位全由落地玻璃包圍，俯瞰整個維港無敵海景。

黎嘉敏日前接受本報記者電話訪問時，表現得十分低調，說﹕「我不算是富豪，溫州才全部都是有錢人。現在中國內地的情況，你們也知道，我們在當地也只是還可以，中等吧。」她強調天價成交並無內情，不希望有傳媒登門拜訪，「我不是有什麼見不得光的，而是希望可平靜舒服地過日子。3.45億房子不算什麼，香港幾億的物業多的是。」

「不算富豪 只算中等」

本報記者翻查資料，發現黎嘉敏除了剛購入「天際獨立屋」，去年9月更一筆過支付2000餘萬元，毋須承做按揭，購入了九龍畢架山一號的一個逾1400呎豪宅單位。黎嘉敏表示，暫打算把畢架山一號單位放租不放售，自己則會搬往凱旋門「天際獨立屋」。她說﹕「我不過是想買層樓給自己住，住得舒服一點罷了。」她強調，丈夫購入九龍最貴豪宅，非為炒樓或投資。

學者過去一年不斷警告，香港樓市早出現泡沫。黎嘉敏也知自己打破了九龍住宅成交紀錄，但堅稱夫妻倆「扑槌」前基本沒考慮大市，「自己喜歡就叫合理吧。泡沫？隨便啦，也不關我事」。她覺得，凱旋門呎價雖高達4.5萬，但未必不合理，又反問記者﹕「你覺得不值嗎？什麼東西都有人講，自己喜歡就可以了。」

情人節簽約 「只想住得舒服」

黎嘉敏不肯透露凱旋門豪宅會否也是一筆過付款，只謂這個單位算是丈夫送給自己的禮物。這樓的簽約日期，恰巧是今年2月14日情人節。對於3.45億元物業全歸於她一人名下，她笑稱﹕「其實一家人，並沒分得那麼清楚，屬於你還是屬於我。」又謂她的父親黎錫錦其實也支付了小部分樓價。

談及丈夫和婚姻生活，這名80後少婦笑語盈盈，謂不能用錢來衡量她就是最幸福、最受寵愛的太太。不過，她始終不肯透露丈夫身分，只說「他做的生意真的很廣」，涉及醫藥、建築等行業。

拒透露丈夫身分

本報記者偵查發現，黎嘉敏出身於廣東惠州市博羅縣石灣鎮一個務農的四口之家，父母早年均報稱是「農業勞動者」，後來經營化肥生意致富，現於家鄉自建了兩幢花園別墅居住。黎父上月向本報記者透露，黎嘉敏婚後來港為丈夫誕下一對子女，但夫婦兩人仍未取得港人身分證，稍後打算透過投資移民計劃移居來港。

By the way, I wonder how the calculation for the size of that unit .. (don't see stair from 78 to 79 floor too)

~ 800 ft for the pool, and probably need extra 400-500 ft area or so for surrounding area .. and from the picture, seem like the unit "under" the swiming pool, is no use too, (much much lower ceiling, probably can just use for storage)

So, we are talking about ~ 2,000 ft area gone ..  (well, those monster units in HK come with lots of storage usually)

Plus room/toilet for maid .. (at least 2)

    C Hing ..  driving M3/M5/X6M/Ranger Rover, or even Cayenne  .. isn't that that hard ..  $80K? $100K?

But we are talking ~ $50Million Can ar ..  I know lots of $5M house in Van sold to mainlanders .. but 50M ar ...

Yea! In here lots of new drivers (I mean lots of them are really teenage and even C9) till sticking with "N" at the back are driving Top of the line BIMMER Of all types of M class like M3, M5, M6, X5M and X6M! Also top of the line of RANGE ROVER (HUGE SIZE TYPE) aiii what a waste of those engine
