that's crazy, $35k for a parking spot. And 555 sqft is so tiny for $415

35K is a reasonable price. Given the fact you are the renting right, and the right to re-assigning. Today's parking space is renting for 120-200/mth in that location. So as for value, and ROI, 35K is right on the mark.
