I vote first... I think it would be worst because I think both of them are born to be opponent to monitor the government... 毓民 maybe good as an assistant SAR executive officer, but 長毛...

It would happen when grandpa is insane...

It would happen when they are backup by PLA...

The first to deal with must be public housing (that's what our former Tung proposed...). Although I'm not a planning economy fans, but I do admit that when market is not working some forms of methods/regulations should apply... Gradual asset appreciation is not bad, but certainly not to this type of scale tieing to the economy. The society has inserted the potential to the wrong way, which is a waste and it's not sustainable...

Secondly, I would try thinking of lowering the transportation cost... In HK, the network is there, but it's too costy for the poverty to travel between different regions to work, to study... Subsidiary 50% or 70% will certainly help quite a bit...

功能組別 is so reductant these days... Other than consolidating central power, it has lost most of the initial anticipation to an useless level... Shame of keeping this group...

To remind most of you...
You guys have missed the importance of the neutuality of justice system.
It's an important portion of demoracy...

Peter, do you trust the justice system in China? Most people don't if it's related to politics...
Democracy only works in China if and only if the justice system can be totally isolated from the CP or other interest groups.... Most of the problems happened becuase the CP has the power to override the law...
One day, if the justice system is totally independant, I will be 100% supporting your argument...

I would rather say the current system has surpressed the "normal" living quality of the "general" public... In other words, it's tilted... I don't think a 功利 society is what HKer's anticipated... For some capitalists, they would rather having a grinder prepared for the poors at time when they are asking for welfare...

There is no simple solution that can minimize the impact without having a big hit to the market... And one of the reason is that the government has inserted too much stimulus on the market to set the bubble up... Resolving the problem is always better to be sooner rather than later... Market will collapse one day (free market is not perfect). At the time when the bubble burst please don't cry help to anyone because the case is already "certified" - guess who's going to pay the bill?...

Ask one simple question. Do you think it worths that much to purchase an apartment unit in HK?

In a healthy economy (if market runs normally), one shouldn't pay more than 30%-35% of their after tax income just on living (either paying mortgage or rent)...

Either you are not suited to that place, or the other way, that place is not suited for you...

Your proposal is not practical either... 與虎謀皮...  Wish the employer to increase the wages to meet certain living standard without strong union backup... ... You won't get any results... 3 years, 3 years, and another 3 years... 10 years is coming la...

Entrepreneur used to be smarter in thinking solutions... Real estate generates too much easy money in HK (as long as you have $$ backup). Shifting the risk to them I won't see any difficulties, and be more realistic (they would keep barking, barking, but turn out to be doing business again)... Investment always involve risk, that's why it has higher return...
