Just curious, what's your concern to live in an apartment with 2 kids? Many people living in apartment with kids.

Coz the kids is too noisy to live in a apartment....I think downstair will complain

Some rich buyers are somehow innocent rather than black-hearted. They just want to bid the house they like for the initial offer, rather than to compete with other buyers for multi offers situations. All because of they're rich but lack of marketing sense, they don't care much about what the current fair market price is, and sometimes they don't even listen to their professional agent's advice.

Used to be Vancouver West side the first and Richmond the second to those buyers. After the Japan quake and tsunami, people are worrying much more about Richmond's geographic issues and started moving the sales to Burnaby. After Burnaby got saturated, guess what's next?
If you don't mind to move a little farther to enjoy the nature and quiet environment, white rock and south surrey are possible choices.

If people are moving away from Richmond, then Richmond prices will go down.

The scenario now is the market price is still there but with a lot less demand. Maybe the price would drop a little later, but it's still for a short period of time. When people forget, Richmond is still a good choice for them to live in.
