屋價重擔溫市列第4 8.4年收入始能買一間房屋 2009年1月29日

【明報專訊】全球265個大城市的屋價調查顯示﹐溫哥華屋價位列最難負擔城市第4位。總體上﹐加西城市屋價多在難以負擔之列﹐加東的屋價就相對可以承受。全國僅有10個城市﹐屋價在合理負擔範圍內。

根據第5年度人口統計國際房屋負擔能力調查(Demographia International Housing Affordability Survey)﹐溫哥華屋價在最難負擔城市排名中位列第4。

其中位數屋價是收入中位數的8.4倍﹐即8.4年的平均收入才能購買一間房屋。加拿大的平均中位數是3.5。

紐約機構進行的調查﹐在加拿大由新領域公眾政策中心(Frontier Centre for Public Policy)發布。該機構研究2008年第3季度﹐全球265個大都市房地產市場﹐包括澳洲、加拿大、愛爾蘭、新西蘭、英國和美國城市﹐將可承擔屋價定為城市中位數收入的3倍或以下。

屋價最難負擔的城市排名﹐第3位是澳洲的黃金海岸﹐第2位是夏威夷的檀香山﹐榜首為澳洲的陽光海岸。

加拿大屋價「嚴重難以負擔」的城市都在西岸﹐包括維多利亞排第7﹐基隆那排第19﹐阿博斯福排第25。調查使用現在屋價數據﹐評估265個城市房地產市場負擔能力﹐結果有87個「可負擔」市場﹐74個「輕微難負擔」市場﹐49個「難負擔」市場﹐64個「嚴重難負擔」市場。

全部87個可負擔市場都在美、加﹐但僅有10個在加拿大﹐其中多個在加東地區。斯高沙省布雷頓角島﹐是加國最能負擔的屋價市場﹐在名單中排第5。安省雷灣、漆咸﹐在可負擔市場中排第12、17位。溫尼辟則是可負擔房產市場中最大城市。

報告說﹐有可負擔屋價的社會，才能提供社區、機會和經濟穩定性。如果屋價難以負擔﹐會導致很多人變窮、邊緣化。但有經濟學家對這報告不表贊同。

I heard about this on the news yesterday too. It sounds so dismal. I thought San Jose would be one of the top ones, but even their housing affordability is below Vancouver.

Why would San Jose be top when its residents have the highest average income in the country? We are talking about affordability, not just property prices.

Are we talking about a detached house or an apartment? 8.4 years of salary to buy one? I don't think so cuz the average detached house price is 800k. Unless you're making 100k after tax, you still can't do it.

I am pretty sure they use pre-tax dollars in their measure.

On top of that, they use household income, not personal income.
