出租房子經驗

我想買一間大點的房子, 把現住的兩年新一房單位出租.  但又怕租客住的質素差, 到底應該怎樣選擇好租客呢?

this example was in hk 3 years ago, 不過參考一下亦可以增長智識

First of all, make sure you are familiar with the Tenancy Act. The Act is there to protect both the landlord and the tenant.

Secondly, make sure everything is written down in black and white on the contract. Many people like to do things informally and under the table, but that is not going to help you when the disputes come. The Tenancy Branch website has standard forms and rental contracts you can download and use, or modify to suit your needs.

Last but not least, do your screening well! Screening and background checks are the 2 most important things you can do to increase the chances of you finding a good tenant. All the usual rules of screening people applies -- are you comfortable with the person? do they have a stable job with a steady income? If they have a past landlord, that would likely be your single best  source of rental history.

Yes, the Tenancy Act is supposed to protect both landlord and tenant. However, if you were the landlord you'll think the Act tends to protect tenants more! (Hahaha.....)
There are certain bylaws you have to follow in order to make a legal tenancy agreement, not just write down what you like in black and white which those terms might not be accepted in court in case things go wrong.
Screening tenants could be anther hassle if you don't have potential people in mind and have to look for "strangers" to be your tenant. A possible solution is to hire a real estate professional to help you out everything in the area. Don't think that it will cost you a lot, many of them charge reasonably.

Tenants definitely get a lot of protection from the Act, and I agree that the Act is more biased towards protecting the tenants than the landlords. But that doesn't detract from the fact that landlords can rely on the Act to protect themselves when the situation arises (issue eviction notices, etc. when the criteria are met). When you do not have a rental contract between the 2 parties, things become a lot more difficult and messy when problems arise.

Personally, I would much prefer to rent to complete strangers than someone I know, unless I know that person really well and am 100% confident about his financial stability to pay me that rent. Money dealings can easily ruin or strain friendships. Even if you are perfectly comfortable with keeping things separate, other people might not work the same way.

Location of your unit is also extremely important. Good areas are a lot more likely to attract good tenants.

Filtering tenants could be a hassle... I just rented my unit out this month and I did screen A LOT of people... It's very important to go throught the tenancy act and do reference check.

Also I took pictures of the units and becuase of my unit is brand new, so I didn't really do an inspection.  I would rather wait for the right tenant than rush into renting it out...

Yes, the tenancy act is more bias toward tenants, but if your tenants are reasonable, they usually would respect you...

I take 1/2 month rent as damage deposit and I did not expect my unit would be orignial stage... as long as they dun burn my unit and do anything illegal, paying rent ontime.. do not call me every freaking week to fix something.  I'm fine.

So far, cross my fingers, my tenants are pretty nice and treat my unit as their own home... so hopefuly, that will stay the same for the next couple years...

I agree not to rent to your "friends". What I meant for "non-strangers" or "someone you know" could be, for example, the current tenant of your friend wants to move to a new location which interests in yours. It's more like "transferring a tenant".

How do I do background check?  Can I ask the potential tenant for a proof of income?  Or ask his employer to be his reference?

U can download a sample rental application form from microsoft, if ppl truly interest, they fill in detail, some ppl even gave me their SIN card, how much they make in exact number, employer contact not being racist but of all ppl i interview, asian and middle east ppl are very dishonest or bargain, to me, if u really like my place and my rent is reasonable, i dun accept bargain, plus be careful on ppl being initiate and tell u they r flexible, i would do everything legit than risk to have problem tenan
