Would you please describe more? Sounds like your property is a strata property, townhouse or apartment or? And who is going to send the inspector to you?
Property Use Inspector mainly checks for illegal add-ons or modification to the house. For example, most new houses have multiple kitchens, and these would be illegal if secondary suite permit was not applied. I heard rumor about an inspector named "Syd", who will make you tear down kitchen cabinets, tiles, sinks, outlets until the illegal kitchen area becomes an empty room.
It is a typical new house. Second floor is for myself. Main floor has 2 kitchens. Does the secondary suite permit allows only 1 kitchen or allow 2 kitchens on the main floor?
I think it's kind of stupid for city government to license this kind of things, as long as there is no growing illegal drugs.
Suite = empty room(s) + bathroom(s) + 1 kitchen. Sadly Vancouver only allows 2 suites max. If you have 3 kitchens in your house, then the 2nd kitchen needs permit ($1000), and 3rd one needs to be removed. However, there is a trick. In city by-laws, the definition of "kitchen" is very unclear, so every inspector has a different definition for it. One inspector said "if no stove, then it's not a kitchen". On another hand, one inspector said "everything that's nailed to the wall (e.g. cabinets) and it's not on the original approved plan is illegal"
