Over-priced (you even have to pay for parking to visit the presentation center). The gimmick is Coal Harbor quality which the developer has been known for Harbor Green developments. However, thought there are water views (can argue about quality of it) and you can get the same quality of interior just to renovate other condos with alot less.

As for price, it is like yaletown, but this is no yaletown... it is right next to river and also a commercial/industrial zone.  

Also, i believe that u have to sign a waiver for the possible noise that you may experience.

In terms of engineering for the crappy soil underneath, i won't comment too much (due to liability issue).  I just won't buy even if the price is fair.

My engineering friend told me that the Richmond Ov@l already sinking a bit into the ground earlier than expected because of softness. The city has or will take off the ice sheets to reduce weight but may be already too late. It will become a badminton court eventually but he definitely doesn't recommend River G because it will have the same fate with the Richmond Ov@l. You will probably face a huge lump sum repair $$$, if it can be repairable, just like some of the newer condo now experiencing along Garden City (Cook and Westminster)

Er... the sinking problem you are talking about is a static problem.  This could be forseen and taken care of if proper engineering assessment was done before construction.  This is actually a very easy problem to deal with, esp. with the experience encountered at the oval.
