If Vancouver is running out of land, rich people are buying up properties, i would think the price in the outer cities would hold pretty strong b/c there must be a high demand from poor people.

Oh... If downtown is really that affordable, why would someone even care to consider living in surrey?

    I think now they're developing surrey, building/expanding bridges, so perhaps for some people that's an investment potential.

My point is, if you think the $300K bachelor suite in downtown is too small, or too expensive (as others pointed out, earning 60K is above average already), people can still enjoy the Vancouver lifestyle (work, eat, hang out in Vancouver) for cheap if you buy just outside the city. It's a very reasonable option/ alternative for many Vancouverites!

    少少錢就滿足does not necessarily mean 無上進心! Many people do not work purely for money, some people work because what they do is meaningful and the job can cover basic neccessities. I think it's quite sad/ pathetic to link the two concepts together! If you work purely for making the most $$, you're more than likely to "做野咁九唔搭八"!

Ever thought of grow-ops are also driving up the estate prices here? Marijauna is a huge industry in BC, its always profitable to pay mortgage and start a grow-op. Of course there are risks of being prosecuted, but personally I know plenty of mainlanders doing real well in this business, and they don't even speak much English.

Difference between $460 and $1070 (3% vs 10% interest rate)
borrow $120000 , 35 yrs term

For a person making $40K so take home income after tax is about $2000/month, should be no problem to afford the interest rate change. For a person making $30K or below, I doubt he/she can afford it. But if I were making $30K only, I may not consider buying property w/o enough saving in the first place.
