Do you even think that people can sell when other people are also thinking the same?

Wrong again.  Government can not just look at real estate to determine rate increase.  The cost of food and other essentials has gone up.  (I hope u realize that too)
That is called inflation.
Our retarded government put themselves in this bad situation, so there is nth we can do about it.

You are right, rate does not increase madly over night.  But just in case if you have amnesia, most people carry 35-yr mortgage nowadays b/c of the insane price.  Can rate remain low in 5 years? 10 years?  Does low rate really help prevent a melt down?  (look at US)  May be...

while I think RE is very unaffordable at the moment,  people that needs a home will still buy it for whatever reasons that hey have.

I think a reasonable/affordable price should go back to the something like price in year 2005

although I think there is a lots of room for RE to drop, I am still actively seeking to enter RE market.

I am currenty renting and have been saving every penny for a few years. already cut cable tv, landline, going out yum cha only once per months.. etc.

RE unaffordable ? hell yes!

The price back in 2005 is almost the lowest since the 移民潮 from early 90s.
