Foreclosure Sale

有無人買過foreclosure sale? (銀主盤)
我星期三落o左個offer,要聽日先有回音,如果ok o既話之後仲要去court......

有無人可以分享o下經驗?

Generally there's totally nothing wrong with the real estate itself, it's just the money matter between the mortgagor and mortgagee. Just prepare for extra administration work, but your realtor will take care of it for you.

Make sure the land title is "Clean"...

If market is still hot, you might compete with whole bunch of offers.  Judge will pick the best one for bank/owner.  (maybe highest price offered with least condition and sooner completion date).

因為我o既工作係成日要用MLS,所以知道市場動向.
佢4個月前開270,000, 之後減到259,900, 依家list 緊239,900.
我抱住執平o野o既心態落215,000, 對面銀行個律師counter offer 我234,000, 佢o地仲有一個231,000 o既offer
不過我唔同人Bid, 我o既max 只係215,000...
如果佢唔係平過market value o既話我完全唔會諗
經紀話就算對面accept o左offer,兩個星期之後仲要去court,到時可能有其他人再bid.
依家知道佢大約係23x,000 咁我睇同一座另一個單位可以講價...都係一件好事...

我睇過好多foreclosure sale o既屋,呢間算係average condition,但係我諗住屋比人o既話都要油油同換o左d 地板...與其日後都要用錢執,不如睇o下同一座另一個高少少又唔洗執o既單位....
聽日就會睇,再update 你o地...

Hmm......... base on the information you have, I think you're not able to get this unit within your set price anyway. Yes, I also think you should look at some other units, unless that particular one is so unique that you couldn't find any similar or better one.
